Lenders are generally NOT concerned with typical household expenses such as rent, cable TV, Insurance payments, utilities. Please do not include those daily expenses.
FICO Credit Scores: If you don't know your true FICO 5-4-2 mortgage version scores, please go to:myfico.com and sign up for the Premiere monthly subscription ($39.95). You cannot use the 3 dashboard numbers, you must click view additional fico scores link to see your (3) true FICO 5-4-2 mortgage version scores used in mortgage, auto, and bank card decisions. All Mortgage lenders use the middle mortgage score (of the three) for qualifying.

Please understand that we are a Real Estate Brokerage that employs both Realtors and Mortgage Loan Officers. Some of our Realtors are also Mortgage Loan Officers. However, because of legal ramifications and possible ethics violations, we do not make it a practice of Originating Loans for outside Realtor’s customers.
Mid Florida Realty sponsors the down payment assistance websites and seminars, but we are not paid for counseling services by the State of Florida, any Lending entity, any municipality, Realtors, Loan Officers, or any individuals who are currently working with other Real Estate Brokerages. For a variety of good reasons, we will not advise anyone who is currently working with another Real Estate Brokerage.
We do not charge our Customers for advice and guidance related to real estate transactions and/or mortgages. We are only paid when we represent our customers as their Realtors.
We receive several inquiries from Loan Officers, Realtors, and other Realtors customers every week. Please understand that every phone call or any other form of communication we have with Realtors, Loan Officers or individuals who are not committed customers of Mid Florida Realty is not only time that we cannot get back, but more importantly puts our staff at legal risk with the Real Estate and Mortgage governing entities.
At this time, since you are either ARE a Realtor OR working with another Realtor and/or already have a home under contract with another Realtor, or intending to purchase the rental home your currently livng in, we are not allowed by Statue to get involved with another Realtor’s customer whether you are “In Contract” or not.
If your current Realtor arrangement changes and you’re no longer represented by a Realtor, please reapply and change your answer, but be truthful because it would become a serious problem if one of our Loan Officers begins to Originate your Loan and you continue to use your previous Realtor.
